IKEA台中店開幕　周邊房價每坪衝50萬

【劉曉霞／台北報導】IKEA台中旗艦店今天開幕，帶動台中七期南側房市，雙橡園、嘉磐、慶仁等建商看好未來發展積極推案，立智國際總經理王耀斗說，當地土地價格已上看每坪250萬元，新案每坪單價至少40~50萬元，新成屋單價也上看50萬元。

王耀斗表示，七期南側土地價格持續飆高，位於惠文路、大墩10街的千坪角地，土地價格每坪喊出160萬元，位於公益路、惠中路口的儷京MOTEL轉售案，近來再度傳出每坪喊出220萬元的高價，位於向上路、惠中路上悅豪MOTEL，市場更喊出每坪250萬元的區域新高價。

台中七期南側屬於低密度生活區，區內擁有大新國小、惠文中、小學及剛落成的大墩國中、小學等學區，還有文心森林公園，公園第1排新成屋每坪已上看50萬元。

王耀斗說，以總銷60億元的「雙橡園V1特區」最受矚目，規劃77~91坪，每坪開價50~60萬元，鎖定中小企業主、二代置產的「嘉磐雍翠」銷售逾8成，慶仁建設在惠中路、大墩6街的新案，預計明年年初動工，每坪開價55萬元以上。
