大陸房價年底續跌 明年回升

從十一假期樓市看，「雙限」鬆綁已開始影響樓市。中國房地產協會市場委員會副秘書長陳嘯天表示，從短期來看，房價下行趨勢仍未改變。11月至12月住宅價格整體還會往下走。明年下半年房價可能會上揚。

上海中原地產數據顯示，10月1日至7日，上海新建商品住宅成交量為7萬平方公尺，雖與去年同期相比減少26%，但明顯小於前三季成交量32%的跌幅。

據監測，10月第一周，規模房企在20個重點城市中的上市項目超過100個。其中，前十個重點城市的新建商品住宅新增供應量約499.26萬平方公尺，月比大漲141%。

從銷售數據看，黃金周期間南京房市商品住宅共認購2812套，日均認購402套，年增加47%，創歷史新高。而在今年9月南京取消樓市限購前，日均認購量僅200套左右。
