台灣房價所得比超高　葉凌棋︰計算基準不同

【洪安怡／台北報導】根據世界銀行調查已開發國家房價所得比，約為1.8倍至5.5倍之間，但營建署18日公布第3季住宅需求動向調查，以購買房屋總價除以家庭年所得，得全國房價所得比為9.2倍，創歷史新高，也與國際認定差異甚大。
 
對此，永慶房產總經理葉凌棋表示，國際上用中價位房價的總價額跟一般家庭的中位數做比較，與台灣的統計基準有所差異，無法相較衡量。以大安區為例，房價所得比應會低於7~8倍，此數值可提供給民眾作為參考，並提醒民眾注意投資風險問題。
