信義房屋根據六都今年度公告現值調整，近4年土地公告現值調升幅度相當大，尤其是在雙北市、桃園與台中市，調升幅度將高達4-7成。

信義房屋不動產企研室經理蘇啟榮指出，今年土地公告現值達到市價的85%，雙北市則在明年調升後，更接近9成的目標，若房市發展維持穩定，預料後年可能還有一次調整空間，不過近4年土地公告現值幾乎是以趕進度方式調整，北、北、桃、台中調漲幅度在4-7成，調升幅度直追房價漲幅。

土地公告現值大調，影響最直接的就是民眾出售房屋時，要繳納的土增稅明顯增加，以松山區一戶4樓高持分9.2坪的公寓為例，屋主在SARS期間取得，假設明年土地公告現值調漲10%，則今年出售與明年出售的土地增值稅，就相差7-14萬元，增加幅度高達35%。

蘇啟榮表示，由於公告土地現值調漲幅度幾乎集中在最近4年，因此在100年以前購屋的民眾，日後售屋都可以感受到土增稅增加的威力，而詳細個別土地調漲的幅度，要等到明年1月1日才有資料可查，不過根據往年的經驗，生活機能大幅改善、重大建設開通、新興重劃區，都是明顯調漲區域，而高土地持分、持有較久，又是影響較大的產品。

預料在年底之前，正在售屋中的屋主應會加快售屋速度，建商也會趕在年底前過戶交屋；蘇啟榮提醒，若是土增稅明顯增加的屋主，可以善用一生一次、一生一屋的優惠稅率，或者利用重購退稅等規定，達到節省土增稅的目標。

【蔡永彬／台北報導】教育部表示，《學校法人及其所屬私立學校教職員退休撫卹離職資遣條例》已修正，明天起，退休公務員轉至私立學校任職後，教育部不再補助他們的私校退撫儲金，而改由聘用的私校負擔。舉例來說，假設公立大學某薪額頂級的教授退休後轉至私校，該私校每年要為他多付4140元；教育部估算影響人數有2445人，政府每年可以省1億元。

原條例規定，私校教職員退撫金的分攤比例是個人35％、學校儲金專戶26％、學校6.5％、政府32.5％，明天起將變成個人35％、學校儲金專戶26％、學校39％，廣義來說學校要負擔65％。私立大學校院協進會理事長、世新大學校長賴鼎銘認為，此舉將使私校聘用公校退休教師時慎重思考，但如果是聘用在領域內個中翹楚的學者，則還算值得。

標題[選擇] 混合肌開架粉餅選擇

原PO混合肌，皮膚算有點會出油 夏天上妝後2小時會小出油，冬天大約4小時~ 目前底妝用ETUDE HOUSE貼身情人+Maybelline粉紅美肌乳 1:1混合 喜歡霧面(但不要粉感重)的妝感 所以我通常會選用有遮瑕力的BB霜 再用同樣有遮瑕力的粉餅當作定妝 但是只有薄擦一層蓋掉BB霜的油亮感 有試過用蜜粉來定妝(media的蘋果光蜜粉) 不過太清透的效果不是我想要的~ 目前是用Maybelline 8合1這塊 遮瑕力是我想要的 控油也不錯~ 快用完了想換其他粉餅試試 不知道有沒有類似推薦款~ 需求條件:遮瑕力要不錯不要太輕透+控油 價位400以內 目前看中的有: 1.Cezanne 絲漾高保濕防曬粉餅 http://tw.mall.yahoo.com/item/p033034828419 Urcosme好評的藍盒停產 這個好像是今年藍盒升級版? 2.CEZANNE 霧柔高防曬粉餅 http://tw.mall.yahoo.com/item/p03304508838 防曬係數較高 3.日本CEZANNE~紫盒輕薄透明兩用粉餅 http://ppt.cc/vDS2 4.L'Oreal 輕透光感三色煥白粉餅 http://tw.mall.yahoo.com/item/p033031966190 這款好像是最近才出的 我承認三色粉餅害我生火了XD 不過價格比上面的貴 P.S.媚點的底妝其實也蠻生火的 極潤無瑕水粉餅這款 感覺水粉餅 在遮瑕力上就稍差了一點!? -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 140.118.141.5

【郭寶懃／台北報導】受到亞洲新灣區各項國際建設影響，2014年高雄地王換人當，改為在中山二路與三多四路路口的大遠百百貨，以每坪109萬元，打敗SOGO百貨每坪99萬元，蟬聯9年的地王寶座首度易主。

大遠百百貨公司首度登上高雄地王寶座，高雄市地政局指出，主要是因為亞洲新灣區各項國際型建設投入，如世貿國際會展中心等，間接影響該區周邊地價。
