紐西蘭房價上漲

紐西蘭8月房價較前月上漲，原因為央行下個月要實施房貸限制措施，促使首次購屋族加快完成交易。

紐西蘭房地產協會（REINZ）16日公布，全國8月房價中位數為39萬紐元（32萬美元），高於7月的38.5萬紐元。全國房屋成交筆數達6,548筆，較去年同期增加8.5%，但較前月減少3.4%，反映房產登記交易筆數下滑趨勢。

REINZ執行長蘇利文表示，房產登記筆數減少，限制可供買家選擇的房產物件。紐西蘭全國各地的房仲業者回報，潛在賣家正靜待房產行情上漲，並觀望央行頒布的新房貸管制措施，如何影響房市。

從10月1日開始，頭期款付不到房屋總價20%的買家，不得拿到超過一成的新房貸。目前紐西蘭房貸有近三分之一落入上述範疇。

蘇利文說：「全國各地的房屋仲介回報，首購族正忙著搶在央行貸款成數新制上路前買下房子。」

紐西蘭央行8月維持利率2.5%水準不變，並表示儘管經濟表現好轉提高升息可能，房貸新制將使央行在年底前，能夠繼續維持利率在歷史低點。
